Today, the Ministry of Housing and Urban Planning will launch the funding of “Facilitation+” at the exhibition accompanying the Innovation Conference in Social Housing, which is held under the patronage of His Royal Highness Prince Salman bin Hamad Al Khalifa, Crown Prince and Prime Minister, during the period from 23-25 ​​April this year, where it opens the door for acceptance of requests to benefit from the new financing, within the framework of the executive plan for the directives of His Majesty King Hamad bin Isa Al Khalifa, King of the country, By accelerating the pace of housing projects to provide 50,000 new housing units.

The “Facilitation+” financing is a qualitative addition to the financing options package provided by the Ministry of Housing to obtain immediate financing for housing, within the framework of developing and creating housing programs in partnership with the private sector, to provide innovative and immediate solutions to obtain housing.

The Minister of Housing, Amna Al -Rumaihi, said that the financing of “Facilitation+” comes within the framework of the ministry’s plan and the housing bank to expand the financing options and housing solutions provided to citizens, as it provides many new advantages for citizens who want to obtain an immediate financing service to obtain housing, and the maximum amount of the financing offered by the new option reaches 91 thousand dinars, noting that citizens whose monthly income value can range From 600 to 1200 dinars, benefit from this financing option to obtain housing, and the value of the financing will be calculated based on the value of the monthly income for the beneficiary from the date of submitting the application.

The funding allows the ability to purchase a unit, apartment or residential voucher, in addition to providing the option to buy and build a voucher, and this comes within the framework of continuing to diversify options for citizens to obtain housing service that suits their needs.

With regard to the mechanism of the work of the “Facilitation+” program, the minister stated that the citizen’s procedures begin to submit a request to benefit from the program through the electronic service designated for that in the National Gate Bahrain.bh and then the citizen communicates with one of the banks participating in the program to start the procedures for benefiting from the financing, which in turn will provide the citizen with the details of the financing plan and payment mechanisms.

The mechanism for paying the value of financing in the funded banks is divided into two options that the citizen selects the most appropriate for it, based on the value of the calculated installment plan, where the first track “81 thousand dinars” indicates a deduction of only 20% of the beneficiary’s income for a period For 30 years, with the calculation of the deduction rates on the salary value at the time of submitting the application, not by updating the salary value.

As for the second track “91 thousand dinars”, the deduction rate for installments for the first five years begins at 25%, to increase to 30% after 5 years, and ends at 35% after 10 years and until the rest of the installments are paid for 30 years.

The Ministry of Housing announced that the choice of one of the two tracks is due to the citizen’s desire, and the beneficiaries will be provided with the full table to pay the monthly installments from the beginning of the benefit of the service and until the rest of the installments are paid before the funding amounts were disbursed to the citizens.

Minister Amna Al -Rumaihi stated that the banks participating in financing the “Facilitation+” program are: Bahrain National, Bahrain and Kuwait, Salam, Bahrain Islamic, Gulf, Al -Baraka, and Al -Ahly United, noting that the participating banks will provide citizens with the financing amounts, while the Ministry of Housing will pay government support as provider of the funded bank, in addition to paying the value of the difference between the value of the actual installment of the financing service The citizen is interrupted as a monthly government support.

The monthly income ceiling for the beneficiaries of the “Mezia” and “Facilitation +” programs also specified to be between 600 and 1200 Bahraini dinars, while the income limits for other financing programs were set between 320 and 1200 dinars, according to the financing systems approved for each program.

The decision added two new subjects regarding the framework of the “Facilitation+” program, where the beneficiary gets bank financing supported by one of the funded banks with a value of up to 91 thousand Bahraini dinars, with the aim of purchasing a residence, land or housing building, provided that the monthly installments are calculated by a rate of 20% and up to 35% of the beneficiary income according to the payment period.

After the announcement of the program and the issuance of its organized decision, the Minister of Housing held an expanded meeting with the heads and representatives of real estate development companies and commercial banks in the Kingdom of Bahrain, to discuss the expansion of the path of partnership between the government and private sectors to provide social housing services for citizens, and to continue to diversify the financing and real estate options for the beneficiaries, and the definition of real estate companies and banks with a funding system “facilitating+”, which is, which is It joins the financing options offered by the Ministry, within the path of housing financing programs, which contribute to diversifying the options before citizens, and raises the quality of housing services.

She emphasized that the launch of “Facilitation+” will enhance the partnership with the private sector, whose institutions have proven successful in diversifying the options for citizens and accelerating the pace of provision of housing services, especially with the great demand for the option of funds, noting that “Facilitation+” will contribute to diversifying the financing options provided by the Ministry and the Housing Bank in cooperation with the funded banks participating in the program, and the accompanying progress in terms of providing Political projects implemented by real estate development companies through the government land development rights program.

She noted the banking facilities provided by commercial banks for citizens, and competitive financing offers that contribute to providing citizens ’support to obtain immediate housing service, and reflects the contributions of banks and real estate companies to the housing provision system for citizens, in order to raise the quality of housing services, in addition to expanding the circle of beneficiaries of housing financing.

The participation of the private sector contributed to providing social housing services mainly in meeting the aspirations of citizens with housing requests, and has also contributed to achieving positive results in terms of high real estate trading rates, which was reflected directly on the promotion of the national economy.

The exhibition accompanying the Innovation Conference in Social Housing, under the slogan “Towards innovative and sustainable housing solutions”, aims to introduce citizens to the available financing services, including “facilitation” financing, “advantages” and providing consultations to citizens and introducing them to new initiatives.
