There are many cases that have been identified from the law for the old rent, we will explain a set of information about cases of expulsion of tenants:
- Not paying the tenant for more than 15 days.
- Not paying the building’s accessories, including: restoration fees or water and electricity services.
- The use of the unit in activities contrary to public morals stipulated in the law.
- The activity of the housing unit has changed without obtaining the consent of the owner.
- The abdication of the leased property or the rental of the subcontractor without the owner’s permission.
- Harming the leased eye in a way that causes damage or loss of its value.
- The end of the contract period and the unwilling of the owner of the eye to renew it.
New adjustments to the old rent
There are many new amendments to the old rent that have been clarified from the Egyptian law. We will explain a group of the most important of these amendments as follows:
- An increase in the annual rental value in accordance with Law No. 10 of 2022, which provides for the gradual increase in the value of the rent in the value of the rent for non -residential places.
- From March 2022 and lasts for 5 years until March 2027, the increase begins, and after the end of this period, the owner has the right to terminate the contract in the event that an agreement is not reached.
The effect of the ruling of the Constitutional Court on the old rent
The Supreme Constitutional Court clarified that the fare is unconstitutional in old contracts, and the ruling comes after many claims to amend the laws of old rents due to the high rates of inflation and the change of economic conditions, and the court’s text indicated that the first paragraph of Articles (1 and 2) of Law No. 136 of 1981 and the House of Representatives assigned the Housing Committee to re -study the old lease laws to update them in line with Economic and social variables
